Taking site from page 12+ in Google to page one in under 30 days.


Here’s how we did it:


Our client is
located in Oro Valley-Tucson, Arizona and is the subject of this study. We will give full details via email.


He had his site on Google ( 4+ years), it suffered being several layers deep. Despite having a good design and some content, it just
wasn’t getting seen.


We implemented a few changes that resulted in a page one
Google listing in under one week for one of his chosen key phrases.


Step One: We
updated the site, making some basic design suggestions and removing any
outdated content.


Step Two: We
created short and high quality videos and uploaded to the site creating a better user experience.


Step Three: We
added additional testimonials of satisfied clients and made finding these prominent
on the site.


Step Four: We
provided Google-provided SEO metrics on the site making it very
search-engine friendly. These metrics are .html code that give Google something
to “sink it’s teeth into” when searching for key phrases. All "white hat" techniques!


Step Five: We added great, professionally -written
content to actually give the buyers something to take with them, even if they
don’t ultimately contact the agent. The buyer takes in a more professional
experience with them and can appreciate the added advantage of information.


We uploaded all these changes and waited. It didn’t take
long as Google not only found the site but now lists it page one for people
looking to buy a home in Oro Valley, AZ.


Bottom line: A few simple and targeted changes in our
client’s site now lists him page one on Google and brings in new leads for him
every week.


The client’s site is just one such example. We have done the
same for online retailers and other businesses, both local and national. The
web “gurus” often want to complicate the issues, but our set-it-and-forget-it
programs will get results quickly and keep those results for you.


Additional work was completed on all internal pages within the
client’s site. Why? Because often some of the juiciest bits of content are the
inner pages in a site and not the home page. We want to get those found and
with good navigation and design, the buyer can find their way to the homepage and
gather more information.

Realtors: This is how to work an open house

When you hold an open house, is it really worth your time and energy? Many newbie sellers offer to do these with the promise of gathering leads for buyers and those in the market, but so many sellers likely miss truly getting a worthy lead out of their time spent.


Working an Open House for Maximum Results

By working the open house, you are usually looking to secure buyers and those interested in purchasing property. Don’t be shy about asking them some key questions:

When are they looking to buy?

Do they have a mortgage broker to work with? Have they been pre-approved?

What areas are they interested in?
 
By asking these questions, you can often find out whether they are serious buyers or just lookie-loos. If they are serious, do they have an agent? If not, don’t just hand them your card. All agents do this and it’s often forgotten.

 

Be sure to let them know about your site (point it out on your card) and what it can help them with. They may be brand new to the process and by telling them you’ve got lots of helpful info on your site, it will make you stand out from competitors (who just hand them their card.)

 

Also, if you have events, like information classes set up, let them know. You may even wish to print out copies of your ezine or even a simple “TIPS” sheet for buying in your area. Give it to visitors of the open house. This will surely set you apart.

 

Be sure to get their information (name, email, phone) and follow up! Most real estate sellers make the mistake of thinking “Well, they’ll call me if interested.” Don’t do this. Give tons of helpful information and don’t feel shy about following up.

If you're in real estate, you better be techno-savvy! In the olden days (before the year 2000), having a cell phone and maybe even a beeper (remember those?) was the hot thing for an active realtor.

Fast-forward to today...in this market, you've better got a good handle on how to truly market a property. No longer is it enough to just list in on the RMLS system (although some realtors think it is).

You've got to use all media: video, web, mobile, PR. It's these realtors who use the technology properly who have the best visibility and business potential.

For example, if you just got a listing do you have a list of Marketing TO DOs listed for each property? And if you hand it off to your assistant, is your assistant as savvy in marketing as she/he is in paperwork and details? You must have a detail-oriented assistant; yet these are not usually the most marketing savvy types.

Bottom-line: Get a marketing system for not only yourself, but your properties.
